What to include in a roofing estimate
Our roofing estimate template covers the basics every estimate needs (your details, the customer, job site, line items, totals, validity date and signature) plus the details customers in roofing look for:
- Roof size in squares (1 square = 100 sq ft) and number of layers to remove
- Shingle brand, line and color
- Underlayment, ice and water shield and ventilation
- Decking replacement price per sheet, since rot is only visible after tear-off
- Warranty: manufacturer and workmanship
- Cleanup and nail sweep

Roofing estimating tips
Always list a per-sheet price for decking replacement. You can't see rotten decking until the old roof is off, and a pre-agreed unit price avoids a dispute on the roof.
Measure in squares and add a waste factor (typically 10% to 15% depending on hips and valleys) before you price shingles.
Once the customer accepts, bill the job with a matching invoice from Excel Invoice Maker, or convert the estimate in one click with Estimate Pro.
